Rental Application and Qualification Requirements

NOTE: Application processing times are normally 2 to 3 business days from the time we receive all the required documents, information and non-refundable application fee payment.

Thank you for considering leasing from Key Locations Property Management LLC. The following are rental qualification guidelines for application approval:

Initial Lease Term

Initial lease term is a minimum of 12 months. Longer terms may be available upon owner approval.

Leases starting after the first day of a month will run to the end of the same month the next calendar year. Example if the lease starts on Oct 15 it will run through Oct 31 the following year.

Employment/Income:

All applicants must show proof of combined gross monthly income no less than three (3) times the market monthly rental rate or produce current bank statements reflecting a minimum balance exceeding three (3) times the amount of the entire lease term. Unrelated Roommates will each be required to verify no less than two (2) times the market rental rate or produce current bank statements reflecting a minimum balance exceeding two (2) times the amount of the entire lease term.

Other possible sources of verifiable income

Social Security, retirement or pension, trust funds, disability payments, substantial savings accounts, spousal or child support, and second jobs are examples of acceptable sources of income when written verification is available. Tips or cash paid income can only be counted toward the gross income with verification from the employer in writing.

Income may be combined in some circumstances

A married couple's income may be combined to qualify for this requirement. Adult roommates must each have income of 2 times the monthly rent. If income is short of this requirement, a qualified cosigner may be used to offset income if credit and residency is acceptable.

LEASE GUARANTORS:

A lease guarantor and/or additional security deposit may be required upon evaluation of the rental application. All lease guarantors must have a verifiable source of income in an amount no less than five (5) times the property monthly rent amount. If a lease guarantor is needed, they must meet the entire qualifying criteria as presented above. A lease guarantor may be accepted for lack of rental history, lack of credit, or lack of income. The guarantor must pay an application-processing fee, sign the lease agreement with the tenant, and must reside in the state of the property being leased.

Residence History:

Applicant must show positive rental and/or mortgage history. We look at your last 2 years of residency for positive, verifiable, history. Applicant history must be free of late payments, NSF checks, warrants, complaints, and condition of the property when you left must be acceptable. We also verify that proper notice was given and that you did not leave with a balance due or collection account. If you leased from an apartment community, they usually require written notice from you before they will verify your history. If you have recently or currently own a home the mortgage payment history will be on your credit report and we will not have to call the lender.

Credit Report:

Applicants must show a positive credit history. Payment history, the amount of debt and amount of credit available is generally revealed in your credit report. Key Locations uses Transunion Credit Bureau's MySmartmove.com to screen applicants and obtain credit/criminal background history for all adults 18 years of age and over who will occupy the home. Applicants with MySmartmove.com screening scores above 680, that meet income and residency requirements, generally are approved with security deposits of one month's rent. Applicants that have weaker scores, recent bankruptcies, collections or slow payment history sometimes can be conditionally approved, but may be required to pay higher security deposits after evaluation of income and past residency.

NOTE: If you have an open bankruptcy we will not be able to approve your application

Criminal Background Policy:

Applicants must have no felony convictions less than ten (10) years old that involve violent crimes against persons or property, including but not limited to: Murder, Arson, Kidnapping, Assault, Bomb Related Offenses, Robbery, Burglary, Stalking, Terrorism, or any that involve the manufacturing or distribution of illegal or controlled drugs in any manner. All other felony convictions must be more than five (5) years old and have no new criminal activity of any sort or kind for at least five (5) years before this application is required.

Applicants that are registered Sex Offenders will be denied.

Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least two (2) years old. Successful completion of any misdemeanor sentence at least two (2) years ago and no new criminal activity for at least two (2) years before this application is required.

Pet Policy:

Non-Refundable Pet Fee / Additional Rent: Animal policies vary from one owner to the next. Some will not allow any animals while others may allow dogs but not cats. Additional non-refundable pet fees and/or additional rent may be required as well as a pet exhibit attached to the lease. You may also be required to have all carpets professionally cleaned at the end of your lease. Please contact the office to learn about the specific animal policy of the rental before applying.

The pet fees can range from $250 to $500 per pet and are non-refundable fees for the privilege of having a pet/pets at the property. There may also be additional monthly rent required.

Multi-family: We generally do not allow pets in multi-family because there are too many complaints of noise, odor, or not cleaning up after them.

Dangerous breeds: Many insurance providers will not cover certain breeds of dogs because of the increased liability risk. For this reason, the following breeds (full or mixed) will not be allowed in any of our rentals: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, or Siberian Huskies.

Other restrictions: We do not permit ferrets or rodents of any kind. Aquariums must be 10 gallons or smaller.

Possession of any poisonous, dangerous, endangered species, or other unauthorized animal may be grounds for termination.

Pet screening is mandatory for all animals, including service animals. Screening fees are waived for service animals in accordance with the Fair Housing Act.

At Time of Application

Upon Application Approval

In order to take the property 'off the market', after you have been approved you must submit to our office a completed Rental Reservation Agreement along with an amount equal to one full month's rent as your Non-Refundable Rental Reservation Fee, and $200 lease admin fee, within 24 hours of your approval. Failure to comply with this requirement will result in your application being closed and the property being released to the next applicant. The Rental Reservation Fee IS NOT the Security Deposit. We will collect the Security Deposit from you at the time of the Lease closing and move-in inspection. The entire Rental Reservation Fee will be applied towards all non-security deposit monies due at the signing of the lease. Certified funds are required for all initial monies, including the rental reservation deposit, security deposit, any pet deposits/fees, prorated rent and the first month's rent.

Applicants acknowledge that if they do not execute Management's standard Lease Agreement or refuse to occupy the property on the agreed upon lease start date they will be in default. In the event of default, Applicant acknowledges that Management shall keep the Rental Reservation Fee as liquidated damages, which are compensation for holding the property off the market. Applicant agrees that the amount of lost rent in holding the property off the market is unknown and that this provision is intended as a good faith estimate of Landlord’s damages in the event of Applicant’s default.

At Time of Move-In

SECURITY DEPOSIT: The security deposit is required, in certified funds or via online payment ( online payment of security deposit only accepted if Key Locations Property Manage is managing the rental) , upon the completion of the move in walk and occupation of property.

RENT: First month's rent is required prior to occupation of the property. If rent is prorated, due to move in date not falling on the first of the month, then prorated first month's rent and the 2nd full month's rent are required on or before occupancy date. Your rental reservation fee is credited towards your rent when you move in to the property. If your move in date is not the first of the month the rent will be prorated and the balance of your Rental Reservation Fee credited towards your next month's rent.

Renter's Insurance: Tenants are required to have a renter's insurance policy in place prior to taking possession of the property.

FAIR HOUSING STATEMENT:

Key Locations Property Management LLC and the Owner are committed to compliance with all federal, state and local fair housing laws. It is our policy to comply with all laws prohibiting discrimination; including those that prohibit discrimination based on race, color, religion, national origin, sex, familial status or handicap.

AGENCY DISCLOSURE:

Key Locations Property Management LLC whose address is 1035 Lake Windward Overlook, Alpharetta, GA 30005 has acted as an Agent for the Owner in this transaction and is paid a fee by the Owner. Key Locations Property Management LLC has not acted as an Agent for the Tenant in this transaction.

VALIDITY PERIOD:

Approved applications remain in good standing for a period of ninety (90) days from the approval date. If a lease is not signed and/or the applicant fails to occupy a property within the viable time period, an application must be re-submitted for verification and approval. A new application fee must be paid.

OCCUPANCY:

The maximum number of residents permitted to dwell in any property shall not exceed two (2) occupants per bedroom.

CONSENT:

The information provided by me on the Application is complete and correct. Any false information will constitute grounds for rejection of my application. I understand that Key Locations Property Management LLC, will rely upon the information provided in making the decision to accept, conditionally accept, or deny my application. I agree to indemnify and hold harmless Key Locations Property Management LLC, and any parties who provide information to verify this application from all liability, claims, and lawsuits with regard to the information provided, regardless of whether the information provided is negative.

I authorize Key Locations Property Management LLC (Management) and its contractors to obtain my credit report, to verify my income and current and past employment, to contact my current and past landlords to verify my rental history, all done in order to verify the information I have given in the Application. I also authorize Management to report to credit service organizations any information relevant to my unsatisfied obligation after I vacate said property. I hereby authorize Management to share the information on this application and related verification data to anyone Management feels is part of the qualifying process including the owner of the property. I acknowledge that this application is the property of Management. By signing below, I acknowledge that I have read and understand all of the above conditions and restrictions.
